Assisted Living Facility, Church's Chicken Coming to South County

Church's Chicken is projected to open over the summer.

A new home for the elderly is coming to South County on Mattis Road just north of Towne South Road.

St. Louis County Planning and Zoning granted Prive Living a 10-acre conditional use permit in January to build the home, which will be located at 4948 Mattis Road.

Cheryl Mattsson-Hebron, who will be heading the new facility, said she aims to have a construction schedule within the next few weeks.

“I think it’s something the area really needs, and I’m excited to be coming to St. Louis,” she said.

Prive Living will build a 200-unit group home for the elderly on the 10-acre site. The facility will be built in two phases, starting with a clubhouse building and three, 40-unit, two-story residential buildings. Two additional 40-unit residential buildings will be constructed in phase two, according to the zoning proposal.

One building will be used for skilled nursing and the other for patients with memory deficiencies.

Phase one will cost between $8 and $10 million and phase two is projected at $4 to $6 million.

The one and two bedroom suites will range in size from 300 to 700 square feet and the facility will charge between $129 and $289 in rent per day, according to the petitioner's request.

The home will offer three meals in a dining room, but each unit will also have a kitchenette. A total of 160 skilled and part-time jobs will be created.

At a public hearing in November, 11 people spoke in opposition of the center. They had traffic and storm water concerns as well as questions if the project failed financially.

The planning commission added pedestrian walkways, retaining walls and road alterations to ease traffic flow. 

Also coming to the area is a Church’s Chicken. The carryout restaurant is already under construction on Barracksview Road, right off Telegraph near .

A summer opening is expected.

Mehlville’s County Councilman Steve Stenger has held a decision on a new Wendy’s at Interstate 55 and Lindbergh Boulevard for more than a month.

He has additional questions about the facility, which passed through planning and zoning in December.

The Wendy’s would be in the Marshall’s Plaza and have access through the westbound side of Lindbergh Boulevard and from Union Road.

Debbie Salberg, with St. Louis County Planning and Zoning, said the area had adequate parking for the restaurant, which would include a drive-thru.

The item will remain on the agenda until the council passes or rejects it.
