Commission Denies Request for New Butler Hill Development

The St. Louis County Planning Commission denied a request for a change in zoning; the developers wanted to avoid fees with the proposed change.

Developers wanting to add four restaurants and a car repair shop to Butler Hill Road and Interstate 55 were denied a request to change zoning last week. Mid-America Hotels Corporation, which owns the 10.95-acre tract on the south side of Butler Hill Road, wanted to change their zoning so they won’t have to pay traffic generation assessment fees, which would cost $90,000 for one restaurant. The request would change the area from a Planned Commercial District to a Highway Service Commercial District. “Most developers today are having a hard enough time borrowing money,” said John King, the attorney representing Mid-America Hotels Corporation at the July public hearing. “Banks will not give them $90,000 just for traffic generation assessment …

Two question come to my mind Why does it cost $90,0000 to do a traffic assessment? Why don't we just unionize these establishment so that hamburgers will cost $15,then these employees can have a higher wage and outlandish benefits for entry level and low skill jobs. What Business Would Fit Here?

Tell us what should go in this empty strip mall space.

Last week, we asked readers to suggest a new business for an empty building on Lemay Ferry Road.  Days after comments about a Popeye's Chicken and several other restaurants, we learned the fast food chicken place could come in at another location on Butler Hill Road.  Just up the road from the old Wendy's building is another vacant space in a strip mall next to the Twisted Bull Saloon. What would be the perfect business in this location?  There are no wrong answers, and don't necessarily feel obliged to stay within the confines of commercial zoning. New Popeye’s, Burger King Possible on Butler Hill at I-55

Developers hope to turn an 11-acre lot at the highway and Butler Hill Road into two fast food restaurants, two sit-down restaurants and a car repair shop.

Developers are eyeing the open fields on Butler Hill Road at Interstate 55 for four new restaurants—including a Popeye’s Chicken and a Burger King—and an oil and lube car repair shop. MidAmerica Hotels Corporation, which owns the 10.95-acre tract on the south side of Butler Hill Road, presented its plan to the St. Louis County Planning Commission Monday night as part of a re-zoning request.
